That's right my services are absolutely free. The commissions I receive if and when I help you find the right property are paid for by the seller. And remember I am not out to sell you a house. There are a number of things you need to do to prepare yourself for buying. Probably the most important is to get pre-approved for mortgage financing. If you're not happy with what your lender is saying, call one of the best mortgage brokers in the city, Judy Benteau, Jencor Mortgage, 245-3636.

By getting pre-approved you are sure that you will not over-extend yourself in an offer situation. As well, interest rates change. Once you are pre-approved ( lenders even issue a certificate of pre-approval) you can lock in your interest rate for 90 days. If interest rates drop you will get the lower rate. If rates go up you will still get the lower rate; a win-win deal for you.

Before you get pre-approved give me a call. Perhaps I can get you a 5 per cent cash back mortgage or a mortgage rate below posted rates. Or perhaps I can help you find a deal with seller financing, rent-to-own, or zero down payment plan.

Decide to buy or sell first.

Find a realtor who will do the best job for you.

Learn about the neighbourhood you are thinking of buying in. Things to consider are schools, location to work and friends, amenities, types of housing available, demographics, price range.

Learn the market in the neighbourhood you prefer. For example, learn the normal range for asking and selling prices ( window for negotiation if you like).

Some things to consider are: price, location, style, features and the age and condition of the home.

You may save yourself a lot of time and frustration in your home search if you contact me right away. I can outline a detailed buyer plan for you and better understand your housing needs and requirements.

  9. Email, fax or call you when homes matching your search become available.
  10. Help you in dealing with buying issues including home inspections, repairs, etc.
  11. Negotiate on your behalf to make sure you get the best price and terms possible.
  12. Monitor your purchase up until the day you take possession.
  13. Deliver keys and do a walk-through of your home with you.
  14. Keep in touch with you for years to come.
